With homes sitting a average of 32+ days and a 25% odds of selling stat, selling fast may seem impossible.

I thought I would share the information here too this week. By seeing the listing price, what the home sold for and some of the homes basic stats along with my thoughts I hope it gives you some insight into selling fast in a sluggish market.

Homes that Sold Under 7 Days in Thornton, Broomfield, Westminster, Brighton and Erie
1 Day on the Market before Selling.
690 Skeel St, Brighton. Listed at $320,000 and sold at $360,000. 1321 Sq Ft Total. Big Lot, Fresh paint and carpet but needed some updates. Listed Under Value by quite a bit. Yard needed work.

1802 Primrose Place Erie, Listed and sold at $950,000. 3888 Sq Ft. Backed up to golf course with bigger lot. Modern and fresh inside with no clutter.
12130 Grape Way, Thornton. Listed at $400,000 and sold at $415,000. 2533 Total and 1831 Finished. Needed updating and some work inside and out. Listed $50,000 under the next neighborhood sold comp. Compensated for condition with lower price.

13257 Vallejo Ct, Westminster. Listed at $600,000 sold at $597,500. 3426 Sq Ft Finished Total. Fresh Paint, Updated Flooring. Neat and Tidy, No other Updates. Staged Living, Kitchen and Primary Bedroom. Listed slightly under other similar sales. 3 car garage.

7830 Bradburn Blvd, Westminster. Listed and sold at $475,000. 2496 Sq Ft, built in 1962 and pretty original with some maybe 1980-1990 updates. They used a AI design inspiration photos for front and back yard landscaping. Priced about $65,000 under the next updated comp. Taking into account property condition.

1345 Graham Street, Erie. Listed at $620,000 and sold at $615,000. 2734 Sq Ft and 1884 Sq Ft finished. New Paint, Updated Flooring, Staged living, dining and primary bedroom. One of the lowest comps in the neighborhood priced well.

9556 N Garrison Ct, Broomfield. Listed at $449,000 and sold at $427,500. 1234 Sq Ft Total. Fresh Paint and some updates in the kitchen. Otherwise, a fixer upper including front and back yard. Priced $100,000 under the next sold comparable property that was fully updated and backed up to green space.

352 Collyer Street, Longmont- Listed $625,000 and sold at $650,000. 1910 Historical Home with updates that blended well with traditional pieces. Large Yard nicely landscaped. Corner Lot. 1892 Sq Ft Total, 1502 Sq Ft Finished. Priced slightly under for its updates and condition.
820 Vivian Street, Longmont – Listed at $573,000 sold at $563,855. 1560 Sq Ft Total. 1950’s home with full remodel inside and out. Large Yard. Detached Garage. Similar or better updates than other homes with a touch more square footage.

3405 Quicksilver rd, Frederick – Listed at $610,000 sold at $625,000. 4610 Sq Ft with 4099 Sq Ft Finished. Great landscaping in front and back. Modern Inside. Unfurnished and Not Staged, Some AI pics were used to show furnishing. Priced well below similar sales in the neighborhood.

1408 17th Ave, Longmont – List price $425,000 Sold Price $410,000. 2016 Sq Ft Total and 1008 Sq Ft Finished. Large Detached Garage/Shed. House is pretty original to 1950’s. No visual updates. Just under a acre of land.

797 Harvard St, Johnstown – Listed an sold at $405,000. 2726 Sq Ft total and 1881 Sq Ft Finished.Built in 2022 and no real updates from the basic builder grade it was finished in. Granite in kitchen and bathrooms. This neighborhood is filled with new builds at higher prices, the sellers sold about $50,000 under these new build prices.
7800 Gregory Dr, Berthoud CO 80513. Listed and sold at $600,000. Carter Lake area on a acre. 2288 Sq Ft total and 1456 Sq Ft Finished. Some updates with some original 1980 pieces throughout. Newer flooring and neutral colors throughout. Priced well for condition.

347 Walnut Drive, Frederick – Listed at $339,000 and sold at $372,000. 2332 Sq Ft Total 1180 Sq Ft finished. Needed remodeling inside and out. I know this home had multiple offers and they listed way under other sold comparative homes in the neighborhood.
