$218,000 – 632 Square Feet – Condo smack bang in the middle of Longmont, close to downtown. $250 a month HOA fees.
$389,000 – 882 Square Feet – Single Family Home – Located off Francis Street and backing up to Francis Street, 2 Bed and 2 Bath. This home has been on the market for 50 days and I would say there is room to move pricewise.
$399,000 – 1050 Square Feet – Single Family Home – Located off 17th Avenue – 3 beds, 1 Bath – This home has been on the market for 95 days and should have room to move pricewise.
Now, there were plenty of condos and townhomes in between that $218,000 and $389,000 price point. You would need to weigh up what their HOA fees looked like to see if they are a deal or not.
Cheap Homes that Sold in Longmont Colorado
Here are some actual sales from the last 3 months. Sometimes there is quite a variation in what is on the market and what has actually sold.
$200,000 – Manufactured house in Longview Estates. It was just over 1600 Sq Ft with 4 bedrooms and 2 bathrooms. Lot Rent Fees were $1075 A MONTH!!
$233,000 – Condo in Sunnyvale Condos off 8th Avenue. 784 Square Feet, 2 bedrooms and 1 bathroom. HOA fees are $264.14 a month.
$250,000 – Townhome off Chrisman Drive. 1323 Square Feet, 1 bedroom and 2 baths with a finished basement. HOA fees are $338 a month.
$325,000 – Single Family Home in Dollhouse Acres. Needed a lot of work. 960 Square Feet, 3 Bedrooms, 1 Bathroom.
$395,000 – Single Family Home in Dollhouse Acres – Had Updates. 1075 Square Feet, 3 Bedrooms and 1 bathroom.

The above information were homes listed on the mls. Ofcourse, there may always be off market gems out there to purchase. There is a lot of investor competition out there right now. I know from the phone calls I have been getting from them (endless). Know that if you are looking for a actual free standing home in the low $300,000 range they are not common and you will need to do some work.
